Arverne by the Sea knits together the subway and the sea, creating a unique mixed-use transit-oriented beachfront community, now widely-cited as a model for resilient community development. Completed by EE&K prior to its merger with Perkins Eastman, the plan included a range of housing types, neighborhood retail, a state-of-the-art YMCA, and a charter school. Innovative two-family prototypes were devised for economic resilience and flexibility. Inspired by classic transit-oriented developments, the radial plan orients neighborhoods around a previously under-utilized subway station and a new retail transit plaza. Design with an environmentally sensitive approach, the plan accommodates the ecologically fragile barrier-island setting and features a double-dune system and a new beachfront preserve.
