A new Broadway skyscraper brightens the lights of Times Square.

1568 Broadway – known as TSX Broadway on 47th Street and 7th Avenue in Times Square – opened in 2023 after a major, years-long redevelopment of an early ’90s-era hotel atop an historic theater into a premier cultural, entertainment, retail, and hospitality experience in the heart of Times Square. The 47-story mixed-use tower includes the impeccably restored Palace Theatre; prime street-front retail and entertainment space; animated façade lighting; a new 18,000-sf, super-high-resolution LED screen; and the 669-room Tempo by Hilton Hotel. Perkins Eastman was the design architect for the façade, a mix of glass curtain wall, metal panels, stone, and metal mesh. The design goal was to express a multi-faceted Times Square hub, improve the building exposure, and enhance hotel views and experience for all user types. One of the most intricate parts of the project involved hoisting the landmarked Palace Theatre 30 feet in the air while its 1913 interior was carefully restored to its original grandeur. Its original lobby was renovated and expanded along with backstage operations and other public spaces. The theater lift made way for a six-story podium with retail and additional performance space, including a stage that cantilevers over the street. The bright lights of TSX Broadway shine  directly down onto our adjacent and much celebrated other Times Square project: the now-famous red stairs and glass enclosure that define Broadway’s TKTS booth.
