In partnership with RXR Realty, the objective of this project was to deliver a newly iconic, private residential building within the precinct of Long Island University’s Brooklyn campus. It features an existing college playing field lifted onto a new one-story podium, with a new residential tower elevated on sculptural concrete columns that maximize view corridors. Connecting to the neighborhood and campus, the project remains contextual at its base, while rising into a slender contemporary tower that makes a statement all its own. Through a series of terraces, the building celebrates city views and the luxury of residential amenity space. Perkins Eastman also worked with RXR to develop a major residential and university athletic program on LIU’s Brooklyn campus. By assisting the university with potential rezoning and modification to adjacent streets, RXR will have the ability, ultimately, to build two to three additional buildings within the LIU campus. The configuration of podium and tower for this first building allowed for NCAA-regulation playing fields and spectator areas—specifically for the LIU Blackbirds soccer and softball programs—to coexist on a single compact site. The new fields adjoin the campus’ existing wellness center and athletic facility. The thirty-three-story residential tower contains 485 market-rate units with amenity areas at the twenty-first and twenty-second floors that provide outstanding views of downtown Brooklyn and Manhattan beyond. Beneath the fields and within the podium is a 573-space parking garage for LIU staff and the tower’s new residents.
