Kiwanis Garden Village is located within walking distance of neighborhood amenities and public transit in West Vancouver. The site features a higher unit density because of that proximity, in addition to providing a comfortable and secure arrangement of buildings, gardens, and landscaping. The project involved ten years of master planning, rezoning, public consultation, design, and contract administration—a successful example of gently phasing senior residents into new accommodations with minimal disruptions.

Phase I, completed in 2006, is a four-story affordable apartment building with adjoining amenity space and underground parking. It features 76 one-bedroom units, including 30 assisted-living suites and 46 suites for independent living. Each of the 550 sf units was designed to meet British Columbia’s sustainable and adaptive multi-family housing standards to allow for both independent and assisted living. Phase 2 includes two higher-density buildings for independent-living residents. The four and five story wood-frame buildings also meet BC’s adaptable-design standards with 143 units of varying sizes. Additional amenity spaces, including a library, workshop, bathing rooms, guest rooms, and community gardens complete the program. Residents now have access to a variety of indoor and outdoor activities as well as West Vancouver’s community, transportation, and amenities at large.
