Renovation and expansion of a light manufacturing building located on two lots, 29 Ryerson and 256 Flushing Avenue, in the Wallabout section of Brooklyn across the street from the Navy Yard. The two side-by-side sites includes a massive eight–story warehouse/manufacturing building with incredible architectural character, a vacant parking lot, and a one-story corner building along Flushing Avenue. The 270,000 sf project contains office space, retail, and parking, targeting technology, advertising, media, and other like-minded companies. The building will feature tenant amenities such as a 4,000 sf atrium and 15,000 sf of roof terraces with views of Manhattan, Brooklyn, and Queens. The client’s goal is to renovate the existing landmarked building for commercial use and lease to creative and technology based companies that are drawn to the area for spaces exactly like this. Another objective is to draw people from the Navy Yard nearby to the retail at Ryerson on the ground level and up to the roof terraces. The building has incredible views, an open floor plate with high ceilings, and wide column spacing. Its structural origin as a building designed to house major pieces of machinery allows for a variety of adaptations of space.
