Perkins Eastman developed a preliminary master plan for the new 189,000 sm (2M sf) Fairmont Hotel and Residences at Harbour Point mixed-use development at Victoria Island, Lagos, Nigeria. This mixed-use complex includes an eight-story tertiary hospital, a 20-story office building with a top-floor club/restaurant, and a 20-story hotel/residential tower that includes a conference center, spa, art gallery, and retail base organized around a central retail and pedestrian plaza with central fountains and open cafes. The main entrances pass through landscaped forecourts. The complex connects via pedestrian bridge to the adjacent proposed marina that includes an Ocean Study Institute, aquarium, shops, and seaside restaurant. The project is targeting LEED Bronze certification by utilizing smart skin design, deep shading devices, low-iron glass, rain water harvesting and filtration, and extended green spaces.
