Perkins Eastman has re-imagined the historic character of two loft buildings in the DUMBO neighborhood of Brooklyn, originally built as part of a shoe factory in 1893 and 1905, into a market rate apartment building. The design of the four-story, 135-unit residential loft building creates an unusual amenity out of an open court, located between the two buildings. In DUMBO such open spaces are rare due to the abundance of tightly packed industrial buildings, so the team decided to convert the space into a transitional indoor/outdoor courtyard that will be comfortable year-round. The sky-lighted two-story lobby will be complete with a concierge and lounge seating, and will connect to entrances on both Front Street and Water Street.

The building’s industrial character is exemplified by a 100-foot-tall restored smokestack. The loft-like live-work units—a mix of studios and one- and two-bedrooms—will receive sunlight through exterior windows and interior ones that face the central courtyard. Care was taken to match the original window patterns. Exposed brick and original heavy timber beams were incorporated in the design of the units. All units have a washer and dryer. The single-loaded floor plan provides views from the corridor into the outdoor courtyard between the buildings. The “industrial piazza” is the signature space for residents to gather. Other amenities include a communal rooftop terrace, ground floor gym, yoga room, basement parking, bicycle storage, a dog washing room, and a retail shop on Water Street.
