The Episcopal Senior Communities retained Perkins Eastman to create a campus plan for repositioning Spring Lake Village, a 26-acre life plan community in the Sonoma Valley, with a goal of attracting active adults. The campus plan addressed the best use for a 4.5-acre vacant parcel adjacent to the present facility, and calls for an improved residential product, better common spaces to meet program needs and market desire, and enhanced assisted-living apartments.

To meet these goals, Perkins Eastman analyzed the issues of zoning and public approvals, increased buildable space on the campus through selective demolition, and determined project phasing to keep the campus operational during demolition and construction. Other specific issues under consideration included creating better dining options, creating and locating larger apartments with marketable amenities, and reconfiguring the public space to meet program needs while also appealing to active adults.
